  • What will the internet connection be like?
    Fast internet speed is a priority for this project. In modern times, the internet is necessary for work, entertainment, and connecting with the outside world. As there will be permanent residents in the resort who work online, the connection must be excellent.
  • How do I get to Sumba Island?
    You can arrive by plane to Bali from anywhere in the world and then search for flights to Tambolaka airport with Skyscanner. It is only about 50 minutes away. Once you arrive on Tambolaka Island, you can hire transportation with us to get to the resort.
  • Is it possible to have a dog or a cat?
    Dogs and cats are welcome. There will be a play area for pets, but they will not be allowed in certain facilities such as gyms, co-working, and beach clubs, with the exception of guide dogs.
  • Does buying a plot or house give me access to an Indonesian visa?
    No, it does not give you access to a visa. Please note that this is a lease for 80 years, not a purchase. Even if it were a purchase, a visa is not granted. However, it is easy to obtain a visa if you need one, for 2 months, 6 months, or 2 years, and it can be extended indefinitely.
  • Will it be possible to rent a motorcycle or a car at the resort?
    Yes, there will be a car and motorcycle rental service available at Kodi Resort.
  • What's the weather like in Sumba?
    Unlike Thailand or Bali, which have strong rainy seasons, the climate in Sumba is more stable, with an average temperature of 28°C all year round and only about 40 rainy days per year. This is perfect for exploring the island and enjoying the facilities all year round.
  • Are there any restrictions for children?
    Yes, but only in designated areas, such as adult beach clubs, gyms, co-working... There will be a nursery, nanny, and children's club in the area for children.
  • If I want to live in Indonesia, what visa do I need to apply for?
    Depending on your country of origin, you may not require a visa to enter Indonesia and stay for 1-2 months. If you want to stay between 3-6 months, you can apply for a business or social visa. We can help you with visa processing.
  • How is the electricity connection ensured?
    Electricity will be primarily obtained from solar panels installed throughout the resort.
  • Is there drinking water?
    No, the water on the premises is not suitable for drinking, especially for tourists.
  • Can I visit the land?
    Yes, please contact us and we can show you the land.
  • How can I pay for services and activities?
    You can pay with crypto currency or with a credit or debit card or by bank transfer.
  • What is the price for?
    The price is calculated for both the land and the villa together.
  • Do I have to pay the community fee if I decide not to build?
    Yes, the fee will be minimal. It is necessary to maintain the greenery on the property in a good condition.
  • Can I pay for the plot and the house in instalments?
    Yes, as indicated in the contract, it can be paid in one payment, or in instalments.
  • What are the expected annual returns for each villa with year-round rentals?
    We will be happy to send you all the information and calculated returns for each villa in our catalogue. Please do not hesitate to kontact us.
  • What is the price of the community fee?
    Information about fees is listed in our catalog, don't hesitate to ask us to send it to you.
  • Can it be purchased using my individual name or in the name of a company?
    Yes, both options are possible.
  • What is the price of each plot + house?
    Check the current prices below. Glamp villa - $ 29,990 One bedroom villa - $ 69,990 Two bedroom villa - $ 99,990 Three bedroom villa - $ 139,990 Please note: the price will increase as we sell more units and the project progresses.
  • How do I pay tax on the profits I make from renting out my property?
    You can pay them in your country of residence.
  • How do I receive my rental income?
    Every month, you will see your balance reflected in the accounts. You can request a bank transfer to any bank in the world, or payment in crypto. When there is a commission, it will be paid by transfer 50/50 between the company and the investor.
  • If I decide to build glamp villa without a bathroom, how many people share the communal bathrooms and showers?
    Approximately 20 glamp villas will share the facilites. Please note that they will be cleaned 24/7 by our employees so that they are always in perfect condition.
  • Is it possible to modify the layout of the space in the house I am building?
    Yes, all modifications are possible, just contact us with your wishes. We can offer the construction of a swimming pool, hot tub, garage, basically anything you can think of.
  • What is the situation with land ownership?
    You can own the property for 80 years with a contract, until the year 2103. (This is the maximum allowed by Indonesian law for foreigners). After 2103 you can extend for a new fee if you are interested in having a good return for another 80 years. If at any point you want to sell your property to a non-family member, please note that the change of ownership by sale/transfer will include a 10% commission.
  • Will you assist me with building the construction?
    Yes, according to the contract, it is necessary to build with us, taking into account logistics, landscaping, and other aspects.
  • Is it possible to sell the plot/house at any time?
    Starting from the moment of opening, we will enable a platform for buying and selling plots. The selling price will be determined by each investor and governed by the principles of supply and demand. Based on estimates and observations from other islands such as Bali or Lombok, it is expected that the price of each plot will increase over the years.
  • Can I buy several plots and only build on 1 or 2?
    Yes, it's possible. You can choose how much land you want to buy and on which to build houses.
  • Who organizes and builds this project?
    The company we own, P.T. SUMBA TOURIST SERVICE, organizes and builds this project.
  • What are the dimensions of each plot?
    You can check below since dimensions vary depending on the project. Glamp villa - 70 m² One bedroom villa - 130 m² Two bedroom villa - 170 m² Three bedroom villa - 200 m²
  • Do you have to build a house after buying a land?
    No, construction is optional. You can build whenever you want. Additionally, you have the option to sell your plot privately or through us. In either case, we charge a 10 % commission.
  • Is there an option to live for part of the year, rent it out for the rest, and sell it after a few years?
    You can live in your property for as long as you want and rent it out for the months you want. You can also sell it whenever you want
  • What happens in the case of inheritance?
    In the case of the contract holder's death, their heirs must send us an email to make the change, free of charge.
  • Can I change my decision after payment? Change the size of the building...
    After payment, it is not possible to change the size of the villa, as a certain building size is assigned to each plot of land.
  • Can I buy a plot/house even if I am not Indonesian?
    The land is owned by the company and is granted for a period of 80 years (renewable) through a leasehold-rental agreement. This allows individuals to live on, rent, or sell the land to foreigners for the remaining period of the lease.
  • How do I know which plot to buy?
    First, you will choose the size of the villa, and then select from the plan of available plots the one that you like the most.
  • Can I rent out my house on my own?
    No, it's not possible. According to the contract, you must rent through us.
  • What happens if a guest damages something on the property?
    During check-in, each guest is required to leave a deposit. If any damage occurs to the property during their stay, the guest will be held responsible for the cost of repairs. However, the owner is responsible for replacing any items that have suffered normal wear and tear.
  • Will rental data be shared every year?
    Yes, annually we have to present the annual accounts. This data will be shared with each investor every year.
  • Is it mandatory to rent out my house when I'm not there?
    No, it's optional.
  • If I decide to build a house, how is the rental managed?
    You won't have to worry about check-in/check-out, cleaning, or deposit. We will do it for you.
  • What are the rental options?
    We offer two rental options. Firstly, we can rent out your villa separately. If there are guests in it, we will send you a payout reduced by the price for management and cleaning. Secondly, your villa can be part of a hotel complex. In addition, even if no one stays in your house, you will still receive monthly income, why? That is, if we have, 100 houses for rent, and we only rent 80, the income from the 80 is divided among the 100 citizens who want to rent, even if no one was staying in their house. As an intermediary company, we keep a rental management commission. With this commission, we will pay for cleaning, and check- in/check-out reception services, and we invest in marketing to attract new guests monthly.
  • Can I invite friends or family to my house?
    Yes, you must write to us in advance to manage the reservation. They will have access to the same facilities as any other guests.
